Hybrid Units At Barnsley Are A Capitol Idea

All seven speculative hybrid office/ industrial units at Capitol Park, Barnsley, have now been leased or sold.

The last of the high-quality units, ranging from 2,000 sq ft to 5,000 sq ft, has been leased by the Sheffield Children’s NHS Foundation Trust.

The Trust will use the 5,000 sq ft hybrid as a patient retrieval centre, covering the whole of Yorkshire and Humberside NHS region.

The centre will become operational in November with 30 staff, meaning that more than 400 new and sustainable jobs have now been created at Capitol Park, Barnsley.

This pioneering £60 million business park in Barnsley by Junction 37 of the M1, which is being developed by leading Yorkshire property developers Sterling Capitol, is now delivering jobs and investment.

The 36-acre park has the potential for 1,200 jobs altogether. It is a classic mixed-use scheme, featuring 450,000 sq ft of quality office and industrial space, plus hotel and ancillary facilities, and provision for a 250-space park-and-ride facility.

Occupiers include the Christy Group, the company which made hats for Winston Churchill, and Business Link, together with a Ramada Encore Hotel and a Toby Inn. There is currently 10,000 sq ft of quality office space available now.

Tracy Jackson, the project manager of the patient retrieval centre, explained: “Expert teams will be used to move infants and children from within Yorkshire and the Humber, who require specialist care, to the appropriate hospitals around the region. It is estimated that the service will carry out approximately 2,000 transfers every year”.

She added: "This is the first integrated neonatal and paediatric transport service in the country designed to run 24 hours per day, 365 days a year. The location and facilities at Capitol Park are perfect for us.”

Four ambulances will be based at the centre along with administrative, clinical and support staff.

Martin Croxen, the chief executive of Sterling Capitol, commented: “We are delighted to welcome such an important service as this to Capitol Park Barnsley.  This deal successfully completes Phase One of our speculative hybrid development at Capitol Park, which is very satisfying in these challenging economic times.

Capitol Park Thorne and Capitol Park Leeds have revitalised their communities and created more than 2,500 jobs between them. I am delighted that Capitol Park Barnsley is proving equally successful,” said Mr Croxen.

The agents for the development are the Leeds and Sheffield offices of Knight Frank and Chris Rowlands & Co of Barnsley.

Chris Rowlands, who handled the negotiations with Sheffield Children’s Hospital, said “This is an excellent letting for Sterling Capitol. All seven of the original hybrid units are now sold or let. Given the generally difficult property market conditions, this is something to be very pleased about.

“These hybrid buildings have proved to be very adaptable and as well as the new ambulance station there is already a recording studio and a dental clinic and laboratory. Sheffield Children’s Hospital will join a range of other occupiers including Kings Capitol Clinic, Pit Stop Productions, Emcor and Christy Group,” he added”.

Capitol Park, Barnsley, has been supported by a £2.65m public sector grant from Objective One and has been planned and delivered working closely with Renaissance South Yorkshire, Yorkshire Forward and Barnsley Development Agency.
